All bookings made with Andaman Cove Condos are subject to these conditions which are deemed to have been accepted in full by (Renter) and all persons in the party. Bookings can be made by email sending back the completed guest reservation form and will be deemed accepted once payment is received. Alternatively payment can also be made through our Rental Systems Payment gateway and are subject to the same terms and conditions

By submitting the guest reservation form or booking through the Rental Systems Payment gateway it shall be taken as confirmation of acceptance of the following conditions.

1.1 Provisional Confirmation of Availability and Rates
Upon receipt of a request for availability, the applicable Condo rates and the amount of deposit required will be confirmed. Bookings are on a 'first-come, first-served' basis and are for a minimum of three (3) nights Penthouse and Eden Condos or seven (7) nights Elysian Condo.

1.2 Exclusions & Additional Charges
Rates do not include baggage handling, gratuities, fax and telegram charges, car rental, food, soft drinks and/or liquor, personal items and expenses, and any excessive cleaning required upon departure (such as upholstery shampooing, etc) or replacement of breakages. Fair wear and tear accepted.

1.3 Rates
Condo rental rates quoted by Andaman Cove Condos are on a per night basis. Check-in time is 15:00 PM. Check-out time is 11am on the day of departure.  Only those persons stipulated on the guest reservation form may reside at the property as guests. Please notify us as soon as possible of any changes.

Rates include services of Andaman Cove Condos representative to meet guests at the airport in Phuket and escort them to their condo as well as the cost of electricity, water and cleaning. The condo is fully equipped with linen, crockery, utensils, soap and toiletries.

1.4 Initial Deposit
An initial minimum deposit of 30% of the Condo rental together with the completed Guest Reservation Form must be received by Andaman Cove Condos before a confirmation can be issued.

Final payment consisting of the remaining balance must be received by Andaman Cove Condos at least 30 days prior to guest arrival or 60 days in peak season. Failure to make the final payment on a timely basis will make reservations subject to automatic cancellation. If you have selected items for stocking the bar and fridge you are welcome to pay for this on arrival in resort. All rates for accommodation are quoted in Thai Baht or Sterling Pounds (Rental Systems Gateway) if not otherwise stated. NB For late and last minute bookings Andaman Cove Condos reserves the right to adjust payment terms accordingly.

If it becomes necessary to cancel all or any part of the booking, Andaman Cove Condos must be notified in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. The following cancellation charges will be payable and any refunds will exclude bank charges and other expenses related to the transaction:

- Cancellations 28 days or more prior to arrival will result in forfeiture of deposit.
- Cancellations within 28days of arrival will result in forfeiture of the full amount of the booking.

If the condominium becomes unfit for habitation and no equivalent replacement property can be obtained before Renter/Guests arrival Andaman Cove Condos reserves the right to cancel the agreement and will refund 100% of the funds received.

The number of people staying at the property must not exceed the maximum capacity indicated by Renter in the Guest Reservation form or unless specifically authorized. Exceeding this limit will subject your reservation to immediate cancellation without refund, and/or loss of your security deposit.

We recommend that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Refunds for such events will not be provided.

By accepting this agreement Renter acts for and on behalf of any member of the party (Guests) for the period of the rental. Renter and Guests personally assume all risks whilst staying/using the premises and facilities, whether foreseen or unforeseen. Renter further releases, exempts and holds harmless Andaman Cove Condos from any claim or lawsuit by Renter or Guests, Renter’s or Guest’s  family, estate, heirs, or assigns arising of this agreement to rent the premises.

The person accepting the contract is responsible for the correct and appropriate behaviour of the guests staying at the Condo. Pets, smoking, drugs and hazardous materials are not allowed in units and evidence of either will result in loss of your security deposit and eviction.

The services of some staff are included at the condo. Additional services such as those of Sunday maid service and driver etc can usually be arranged. Please give ample notice as soon as possible, especially at peak holiday seasons and we shall try to assist. The rates for these services shall be paid as incurred.

Andaman Cove Condos, their representatives or their sub-contractors have the right of access to the condo at any time with due regard to the convenience of the Renter for the purpose of linen changes, inspection of the property and to carry out any essential or routine repair or maintenance work.

Linen and towels are included in the condo. Towels are changed every second day, bed linen changed every fourth day. If you require more frequent changes extra charges will apply. There is a laundry machine available in the condo for your personal use. Outside services are also available for an additional charge. Andaman Cove Condos however accepts no liability for lost or damaged items should you wish to utilise this service as the service is run by an independent company.

Any valuables left at the property are left at one’s own risk. Neither Andaman Cove Condos nor the staff are responsible for their loss or damage.  A safe is however provided for your security.

13. Hotel Room Service & In Resort Services
Please note that Hotel room service cannot be provided. Similarly meals and other hotels services cannot be charged to your condominium. Though you are welcome to use any of the resort facilities. Please therefore settle any such bills (eg restaurant, shop, spa etc with the Hotel directly after purchase in cash or by credit card.; Please note at Bon Island credit cards do not work and all bills must be settled in cash, then and there.

Please notify us as soon as possible if a problem relating to the rental property exists. Every effort will be made in order to rectify any problem in a timely manner. No refund or rate adjustment however will be made for the break-down of air conditioners, projectors, TVs, appliances or any other general malfunction. Repairs will be made as soon as possible after notification.

Please note the Penthouse and Eden Condo has steps to it and dependent on physical fitness may not be suitable for the elderly or infirm. Please take this into account when booking as no refund will be made after bookings have been confirmed.

A US$500 security deposit will be added to your balance payment. Any damages, additional housekeeping, excessive cleaning, missing inventory, missing keys, rental items or additional night stay etc will be charged against your security deposit. Failure to check out on a timely manner unless pre arranged will be subject to a charge against the security deposit.

Guests who book and pay by credit card in addition to the terms and condition above are also subject to the terms and conditions listed at the Rental Systems Payment gateway.

This document is subject to and exercised in accordance with the laws of Thailand.
